<p>What is available this month from the <a href="http://www.onlinebanksblog.com/category/debt-and-mortgages/">online banks</a> is another new one at the top. Ratecomb is offering an interest rate of 3.25% with an APR of 3.465%. The fees are $6,990 and the monthly payment is $1,044.</p>
<p>With the second best interest rate are two financial institutions. There is Nationwide Direct with an interest rate of 3.375% and an APR of 3.523%. The fees are $4,855 and the monthly payment is $1,061.</p>
<p>The second bank with an interest rate of 3.375% is Josiah Whalen. They are offering an APR of 3.580% with fees of $6,656 and a monthly payment of $1,061.</p>
<p>First internet Bank has lowered their rates and is now offering a 30 year fixed rate mortgage with an interest rate of 3.500% and an APR of 3.637%. The fees with this loan are $4,463 and the monthly payment is $1,078.</p>
<p>The next best rate on a 30 year fixed mortgage is new to our list. This is from Boles Lending Group. They have an interest rate of 3.727% and an APR of 3.625%.  The fees are $3,445 and the monthly payment is $1,095.</p>
<p>As you might have notices all of the rates this month are lower than the previous month. This is a common trend today in America while the economy is still very sluggish. Once the real recovery begins, expect all of these rates to being to climb so now is the time to invest if you can afford it.</p>

This again this month is from the First Internet Bank. They are offering an interest rate of 2.750% and an APR of 3.014%. The fees associated with this rate are $4,824 and the monthly payment is $1,629. Both the APR and the fees have been reduced since last month.</p>
<p>Provident Lending again has an interest rate of 2.750% and an APR of 2.971%. The fees with this loan are $4,098 and the monthly payment is $1,629. Their APR and fees have also been reduced.</p>
<p>Josiah Whalen is also offering an interest rate of 2.750%. Their APR associated with this rate is 2.995% with fees of $4,599 and a monthly payment of $1,643. Their APR is also lower but the fees have increased.</p>
<p>Ratecomb has now lowered their rate from last month to join the group of online banks with an interest rate of 2.75%. Their APR is 2.935% with fees of $3,551 and a monthly payment of $1,629.</p>
<p>First Federal Bank is another new one with an interest rate of 2.75%. Their APR is 3.056% with fees of $45,570 and a monthly payment of $1,629.</p>
<p>These are currently the best online banks and their associated rates available to the American public on a 15 year mortgage for January, 2012. All rates are subject to change without notice.</p>

			<content:encoded><![CDATA[<p>Countrywide effect on Bank of America and their Online Banking for December, 2011 has now begun to haunt them. BoA decided against filing for bankruptcy with their Countrywide branch of mortgage lending in November of this year. That decision has now cost Bank of America $335 million is a settlement case in which employees of Countrywide Bank were accused of practicing discrimination against qualified applicants for mortgage loans. Bank of America purchased and toke over Countrywide Bank in 2008. At that time Countrywide was the nation’s largest subprime mortgage lender.</p>
<p>The US Justice Department had uncovered that employees of Countrywide Bank discriminated on a wide scale to reject applications from African Americans and Hispanics for no other reason than their heritage and ethnic background. If approved by the justice department, this will be the largest single settlement by an American company for conducting practicing unfair residential lending practices.</p>
<p>The loans that are involved in this settlement occurred between 2004 and 2007. These loans were for single residency mortgages. These loans had such a rate of higher fees that many of the borrowers were forced to have their homes foreclosed because they could not pay the increase.</p>
<p>In the complaint by the US DOJ, it was discovered that over 200,000 applicants of African American and Hispanic descent were charge hirer interest rates and fess than their counter parts that were not of those ethnic origin. The reason for these unfair practices was not disclosed but the BoA representative Dan Frahm has made it clear that BoA does not condone these practices and they do not exist with BoA.</p>

<p>First Internet Bank has an interest rate of 3.625% and an APR of 3.798%. The fees are disclosed at $5,499.</p>
<p>The next best rate on a 30 year fixed mortgage is from National Mortgage Alliance with an interest rate of 3.750% and an APR of 3.866%.</p>
<p>Provident Lending is another financial institution with an interest rate of 3.750% but their APR is 3.803%. They also disclose the fees at $1,914.</p>
<p>Integrity First Financial Group is also offering an interest rate of 3.750% but their APR is higher at 4.020%. This is due to how they figure their APR and is something you need to be aware of.</p>
<p>Nationwide Direct has a 30 year mortgage rate of 3.750% and an APR of 3.771%. The fees associated with this type of loan is $1,015.</p>
<p>LoanSpring Financial has a 30 year fixed mortgage rate with an interest rate of 3.875% and an APR of 3.960%.</p>

If you prefer a no points, the interest rate is 3.875% along with an Apr of 3.875%.</p>
<p>AmeriSave has a decent interest rate on a 30 year fixed mortgage at 3.750%. The APR is 3.950% but there are 1.412 points with this loan. For a zero point loan from them the interest rate is 4.125% and the APR is at 4.209%.</p>
<p>These are some of the best 30 year fixed mortgage loans for the month of November 2011.</p>

<p>AimLoan.com is still on our list this month. They are offering a 15 year mortgage with an interest rate of 2.75% with 1.826 points and an APR of 3.100%. They also have an interest rate 3.125% and an APR of 3.210% but no points.</p>
<p>The Wells Fargo Bank 15 year mortgage rate has increased to of 3.250% this month. You need to give up 1.00 points and the APR is 3.514%.</p>
<p>Fifth Third Bank has increased their 15 year mortgage rate to an interest rate of 3.375%. There are no points associated with this loan and the APR is 3.456%.</p>
<p>Bank of America is the last one on our list this month. They have an interest rate of 3.250% with an increase in the point this month to 0.875 points and an APR of 3.493%.</p>

<p>There are four banks that are offing a 30 year mortgage with an interest rate of 4.000%. This is Fifth Third Bank, Chase Bank, Wells Fargo Bank and US Bank.</p>
<p>The points given to these institutions are 0.00, 0.00, 1.00 and 0.00 respectively. The APRs are 4.042%, 4.062% 4.151% and 4.062%.</p>
